Our Cancellation Policy :
You may cancel free of charge until 15 days before arrival. You will be charged the total price If you cancel in the 15 days before arrival (i.e. if the arrival will be on 17 of May, free cancelation is before 2 of May)
In case of no show or anticipated departure entire stay will be charged.
Check-in/out Policy:
• Check in: from 16:00;
• Check out: no later than 10:00;
• Early check-in: subject to room availability.
Late check-out policy:
• Late check-out is subject to availability
• 12:00 to 17:00 check-out: 50% room rate surcharge
• After 17:00 check-out: 100% room rate surcharge
Early arrivals and late departures:
If your arrival is early in the day and you would like immediate access , we recommend reserving for the prior night. Similarly, for late departures, reserving an additional night will guarantee access until you leave.
Guarantee Policy:
• A valid credit card will be required upon booking;
• For credit card reservations, the same card(s) must be presented upon check in at the respective hotels;
• Management reserves the right to cancel any reservations without notice if we are notified of any fraud or illegal activities associated with the full payments received.
Children Policy:
• Children under 4 years old sharing the bed with parents is free of charge. (No extra bed provided).
• Children from 5 years old and over are considered as adults.
• Early Bird/Long Stay/Last Min/Package Rates are Non – changeable & Non – refundable.
The refund process will take approximately 7 to 20 working days depending on the intermediary bank. Please notify us when you receive your money back.
Liability and Insurance
We accepts no responsibility for any loss, injury, damage or delay due to natural disaster, politic actions, weather or causes beyond its control.
We respectfully remind you that any items brought into the Apartment, its car parks or grounds including valuables and audio visual equipment, are brought in at your own risk. The Hotel shall not be held responsible for the damage or loss of any property owned by the Client or anyone connected to the Client’s event at the Apartment. We will not be responsible for theft or damage to any vehicles or contents of vehicles in our car park. Any vehicles parked are done so entirely at the drivers/owners risk.

HOUSE RULES
1. Silence and Respect for Neighbors:
– Please avoid excessive noise, especially during the evening and night hours.
– Refrain from playing loud music or keeping the television volume too high.
2. No Smoking:
– Smoking is strictly prohibited inside the house. Please use designated outdoor areas if available.
3. No Pets Allowed:
– Pets are not allowed without prior consent from the owner.
4. No Parties or Events:
– Parties or events are not permitted without prior approval from the owner. Please respect the quietude of fellow tenants.
5. Window and Shutter Security:
– In case of inclement weather, please ensure windows and shutters are securely closed to prevent damage.
– Ensure windows are properly closed when leaving to maintain the security of the house.
6. Appliance Management:
– Turn off all appliances when not in use to conserve energy and prevent the risk of fires.
7. Maintenance and Cleanliness:
– Keep the house clean and orderly. Please avoid damages caused by neglect.
8. Timely Communication:
– Communicate any issues or damages promptly to the owner or rental agency.
9. Respect Condominium Rules (if applicable):
– If the house is part of a condominium, adhere to all rules and regulations set by the community.
10. Responsible Use of Utilities:
– Use water, gas, and electricity responsibly to avoid waste and reduce environmental impact.
Your apartment is located in the city center of Levanto, close-by to train station and at walking distance to seaside. The apartment is in a new building , built in an area that originally was the garden of a 1600 Villa, Villa S.Caterina.
- Please ensure you close all doors and windows before you leave apartment, keep your keys always with you.
- Please Close GAS after each use of kitchen, the closing valve is under the sink.
- Please do not make noise during late evening and night, other guests are in the building.
- Please remember that check in is allowed from 16.00 to 20.00.
- Please remember that checkout is allowed up to 11.00.
- Please Do not throw nappies or absorbents in the toilet
- Please take daily rubbish from 8am to 10am in garbage cans , bins are inside the residential complex and more precisely in the rondo’ where you can turn your car.
- Please park the car only in your reserved car parking as described during checkin, Do not park the car in any other place as you risk a fine from local police.
- Please once you open the windows or green window shutter, ensure to fix them properly or will crash and get easily damaged by wind.
- Please no fire, no candles, no flames are allowed in the apartment, terrace or garden.
- Please ,We do the cleaning of the apartment after your departure. We do not clean mess! Doing the dishes, or putting out trash is not part of our remit. 30Euro of the deposit will be deducted if we have to fullfill those tasks .Thanks for understanding
- No party are allowed
- It is not allowed to use the apartment in a number of guests greater than that indicated in the booking
- Please do not touch the heating display – if necessary please read the Heating manual as follow
- Please do not park bikes or othere objects in the common area, neither interior or exterior of the building. Do not park bikes in front of the building, you can park your bikes in your car parking area.
In case of need there are some plasters and hydrogen peroxide in the bathroom.
Once you finish your stay, please remember to open the gate of car parking , and then leave the key of apartment on the table inside the apartment, the housekeeper will collect them

Bins Position – located at the internal rondò – Thank you to daily trash your garbage using the bins positioned in the residential area as shown in the following image.
